About Pradhan Mantri Awas Yojana (PMAY)
The Pradhan Mantri Awas Yojana (PMAY) is a flagship mission of the Government of India, launched with the visionary goal of providing “Housing for All.” As of 2026, the mission has entered its expanded phase (PMAY-U 2.0 and PMAY-G extended), focusing on providing sustainable, affordable, and high-quality pucca houses with essential amenities like water, sanitation, and electricity to every eligible family.
1. PMAY-Urban 2.0 (Housing for Urban Poor & Middle Class)
PMAY-Urban 2.0 was launched to address the housing shortage in statutory towns and cities. It aims to assist 1 crore families over a 5-year period (2024–2029).
The Four Implementation Verticals:

Beneficiary-Led Construction (BLC): Financial assistance of up to ₹2.5 Lakh for families in the EWS category to build new houses on their own land.

Affordable Housing in Partnership (AHP): Housing projects developed by public or private agencies where EWS beneficiaries receive central assistance of ₹2.5 Lakh per unit.

Interest Subsidy Scheme (ISS): A 4% interest subsidy on the first ₹8 Lakh of a home loan (for loans up to ₹25 Lakh) for EWS, LIG, and MIG families. The maximum benefit is ₹1.80 Lakh.

Affordable Rental Housing (ARH): Focuses on creating rental stock for urban migrants, industrial workers, and street vendors.
2. PMAY-Gramin (Housing for Rural India)
PMAY-Gramin (PMAY-G) focuses on rural areas, aiming to convert kutcha (temporary) houses into pucca (permanent) homes.
Key Features:

Financial Assistance: ₹1.20 Lakh in plain areas and ₹1.30 Lakh in hilly, difficult areas, and IAP districts.

Minimum House Size: 25 sq. m. including a dedicated area for hygienic cooking.

Direct Benefit Transfer (DBT): Funds are transferred directly to the beneficiary’s Aadhaar-linked bank account in installments linked to construction progress.

Convergence Benefits: Additional ₹12,000 for toilet construction (via Swachh Bharat Mission) and 95 days of unskilled labor wages (via MGNREGA).
3. Strategic Goals & Vision 2026

Women Empowerment: The scheme mandates that the house must be owned by the female head of the household or in joint ownership.
